Exposure decides the structure.
Open frontage on Calibogue Sound or Port Royal Sound takes wave and wake load all
day, which drives piling size, bracing, and how a lift has to be rated. A dock on
an interior lagoon carries almost none of that and can be built lighter for the
same money.
The mud decides the method.
Pluff mud depth varies sharply across short distances, and it determines whether a
piling is driven with a hammer or jetted into place with water. Guessing wrong is
how a dock ends up with pilings that move in their third season.
A lock changes the design.
Windmill Harbour and Wexford hold a controlled water level, so a dock can be built
to a fixed waterline and a lift set precisely, instead of accommodating a range
that moves twice a day. The bulkheads there hold back a static head of water,
which is a different engineering problem to a cycling one.
Access decides the schedule.
Some properties are reached by barge on a tide window measured in hours. Others sit
behind a gate with delivery restrictions and a construction calendar. Both are
workable; neither is worth discovering after a contract is signed.
The community decides the paperwork.
Most of these neighbourhoods run their own property owners' association (POA) or
architectural review board (ARB) approval on top of state and federal permitting,
each wanting drawings in its own format on its own calendar. That review is usually
the longest item on the schedule, and preparing it is part of what we do.
